The Flamingo Park neighborhood in Miami Beach will be welcoming a luxury townhouse project in 2018 called 11 on Lenox. The project will be located on 15th Street between Michigan and Lenox. Fittingly, the 11 large townhouses which will average about 3600 square feet. Prices range from $3.2 million to $4 million or about 1000 a square foot. The homes will have their own 2 car garage (with glass doors) and private elevators. 11 will have a rooftop pool that likely will rarely be used. It’s almost as though owners will have their own pool.
This project will improve an eyesore on 15th street. The present lot is surrounded by a concrete wall which is often tagged with graffiti. The location is incredible though as it’s just 2 blocks away from famous Lincoln Rd and one block away from local hotspots Bodega and Yardbird. 11 is across from Flamingo Park which has multiple tennis courts. There is street parking for guests and also a public parking lot on Michigan Avenue.
11 on Lenox is being designed by Zyscovich Architects with interiors completed by Charles Allem. Zyscovich designed the Meridian Lofts in South Beach. The price per square foot is at very high levels for this neighborhood. It’s not surrounded by luxury and has no waterviews. These units have sizes which are typically seen in single family homes. We’ll see if there really is a demand for this product and more important in such a location.
